Construction Management, covering the analysis of all the execution and construction tasks, determining the interfaces and defining construction tasks, monitoring work organisation until settlement of all outstanding issues within contractual duration.
The lead coordinator main tasks in most cases comprise three phases:
- The design phase (which starts from the reception of the DCE and ends at contractors selection)
- Construction works
- Commissionning / start up phase
In the building activity, the tasks of the architect for a new building are as a minimum the “basic tasks” which comprise design to work management, from basic design until final acceptance.
In the infrastructure activity, there are no “basic tasks”. The construction manager can subcontract some parts of the work to us and also keeping some internally. The construction manager can place some tasks to the architect similar to the “basic tasks” as defined in the building activity.

Definition of the main steps:
- Work contract assistance: company bid tenders, preparation before placement of subcontract orders.
- Management of the work execution (DET) : Verification of execution documents as well as the ongoing construction.
- Inspection Operations assistance (AOR) : Organization of the operations prior to the final inspection of the works.
- Inspection of the works and settlement of outstanding issues
- Weekly operations Reporting.
